2. General Terms and Conditions of Reservations and Stay
By booking accommodation at Residenca Vice Versa, you confirm that you are familiar with these general terms and conditions and that you fully accept them.
All guests are required to comply with the house rules, respect the rules of conduct, and the laws of the Republic of Croatia.
The house rules include the following:
- Accommodation may only be used by persons registered at reception.
- It is forbidden to bring in flammable and explosive substances and objects with an unpleasant odor.
- Smoking is prohibited in enclosed areas of the apartments or Villa.
- The Residence does not accept responsibility for valuables brought into the apartment or Villa by guests.
- Close the doors when leaving the apartment or Villa. The code changes on the day of departure at 11:00 AM.
- Forgotten items are sent exclusively at the guest’s request.
- Check-out is until 11:00 AM; late check-out is subject to an additional charge.
- Please do not disturb other guests between 10:00 PM and 8:00 AM.
- Report all technical malfunctions to the reception.
- Use the hotel inventory and equipment carefully – damage will be charged.
- Do not leave the water running when you are not in the room.
Pet rules:
- Dogs up to 12 kg are allowed with prior notice and an additional charge of €20 per day.
- They are not allowed in the pool area and must not enter the pool, beds, and couches.
- The pet owner is responsible for the cleanliness and behavior of the pet. In case of non-compliance with the rules, the residence reserves the right to terminate the guest’s stay without a refund.
3. Cancellation of Reservation and Refund
- Up to 30 days before arrival – 70% of the amount will be refunded if charged.
- Late cancellation (less than 30 days before arrival): 100% of the amount will be charged without refund.
- No-show: the full amount of the reservation will be charged.
- Shortened stay: no refund will be given for the remaining days.
4. Refund
In case of timely cancellation, the refund will be made within 7 business days to the same payment method used for payment.
5. Submission of Complaints
Pursuant to Article 10 of the Consumer Protection Act (NN 19/22), consumers may submit a complaint regarding the quality of services:

6. Limitation of Liability
The Residence is not responsible for damage or non-fulfillment of obligations in case of force majeure (e.g., natural disasters, strikes, power outages, technical malfunctions) unless otherwise provided by law.
7. Protection of Personal Data
Pilasa d.o.o. processes guests’ personal data in accordance with the General Data Protection Regulation (GDPR). The collected data is used exclusively for:
- providing accommodation services,
- communication with guests,
- fulfilling legal obligations.
The data is not shared with third parties without consent, unless required by law. Guests have the right to access, correct, delete, and object to the processing of their data.

8. Jurisdiction
The law of the Republic of Croatia is competent for all disputes. The Commercial Court in Rijeka has local jurisdiction.
